Standing water in the yard, a wet crawlspace, or water sitting against the foundation is a grade and outlet problem — we move the water somewhere it can leave.
The problem
Why It Keeps Happening.
Water that has nowhere to go stays put. Standing water in the yard, a crawlspace that never dries out, and soft saturated ground weeks after a rain are all the same problem: the grade sends water toward the house or a low spot instead of away.
Clay subgrade makes it worse. Once the top few inches are saturated, everything after that runs across the surface — straight down the driveway, into the crawlspace vents, or up against the block.
Gutters dumping at the corner of the foundation, a driveway that acts like a channel, and a low spot with no outlet are the three things we find most often.
Often paired with culvert installation and driveway grading & gravel on the same visit.

Our Process.

Walk the property during or after a rain if we can, and find where the water enters, collects, and stalls.
- 2
Identify a real outlet first — somewhere downhill the water can daylight — because everything else depends on it.
- 3
Regrade the surface away from the foundation and out of low spots where grading alone will solve it.
- 4
Install French drains or swales where subsurface or channeled water has to be intercepted.
- 5
Bury downspout lines and carry roof water well clear of the foundation.
- 6
Daylight the outlets, protect them from erosion, and restore the disturbed ground.
